Breland-Harper, a Los Angeles based design team, has the remarkable ability to turn ugly homes into proverbial swans.
Located in Mount Washington, 454 West Avenue 46 sits on a terraced hillside lot measuring 6,214 square feet. When the 1985-built residence hit the market for the first time since it was built, it looked tragically stuck in time—think green carpet, glossy patterned green-accented tile, and colorfully-stenciled windows.
Despite the lack of visual appeal, the design duo saw the potential and got to work. Implementing their signature look, all 3,117 square feet of interior space is donned in a soothing, neutral color palette anchored by pale wood floors.
When you enter, soaring, original wood-beamed ceilings span the open living, kitchen and dining area. A bank of windows with Fleetwood sliders line the south-facing wall that opens to a deck looking out to seemingly endless views from the Downtown skyline to the ocean.
The lower level houses all four bedrooms that features a private master suite with a huge walk-in closet. This level also has a den that opens to the enclosed yard where there’s possibly room for pool.
In addition to the 3,117 square feet of living space, there’s a unfinished bonus space. Last sold for $1.165 million, it’s now listed for $1.895 million.
